We have daily open houses during our auction exposure period. That is everyday…even Saturday and Sunday, 1-4pm in most cases, though it depends on the market.
Yes, I know that is a lot. Daily open houses? How long can one agent or broker keep that up. We have a project manager dedicated to selling one house, so they are able to pull it off for six weeks or more throughout our exposure cycle.
But even if your luxury real estate agent is unable to have an open house every day until your home sells, have them consider a strategy we just executed at a real estate auction in Austin at Casa Santuario – one week of special event open houses.
Now, I am sure you have seen the open house extravaganza on Million Dollar Listing: a party, a band, high-end catering, a clown. There are a million ways to have a special open house. A blowout preview event can work. Our broker preview events have been great. We have entertainment, drinks, food, and networking at each of these big preview events. Think of these as a big splash.
Whereas, one week of special event open houses is more like a drip. This is what we did with Casa Santuario – “A Week of Tours and Events.”
People in the neighborhood, online, or through social media heard about beer tasting one day, champagne and cupcakes another day, and vino and tapas happy hour another day. They came for the events AND to see the house. They were potential buyers or they told their friends that were potential buyers. Then they came back to hear from Alex Knauth, the project design manager for Casa Santuario, who was on hand one day.
We typically have great traffic to the daily open houses for our auction properties, but the traffic was even stronger during our week of special events. Was that due to the special events or the fact that the house auction was just days away? We will probably never know. But the fact is that we pulled out all the stops, got people through the door, and ended up with several registered bidders coming out of the week of open house special events. The same can be done with any luxury house on the market.
Now on to the best part…auction day and selling the home for our seller!
