Anyone that knows me would tell you that I am a perpetual student. I love to learn. I read almost non-stop. Books, web, newspaper, doesn’t really matter I can’t get enough.
I have also been a student of the real estate business since I went to work at Cendant back in 2002. I worked as a vice president in the franchise sales group of Coldwell Banker and Sotheby’s International Realty and owned Aspen Sotheby’s International Realty.
When joining Concierge the big idea that turned me on was that we were a friend to the real estate agent. We were the only auction house that didn’t try and cut out the listing broker. In fact, we protect them to the point of turning down business if the seller wants to cut them out. My question to the luxury real estate agent is: Why aren’t we viewed as a friend? Many of the agents we work with belong to some type of franchise and pay a franchise fee and a split to the brokerage. Now the brands are great. I paid a mind numbing amount of money each year to be a part of Sotheby’s International Realty. They give you brand, credibility, and some nice marketing tools. With the changes in the real estate market many brokerages have cut back their marketing budgets and left it completely up to the agents. It is a sign of the times.
So with all of these changes the agent is mostly on their own to get their listings sold. When the property isn’t selling then lowering the price is often the first and only suggestion. Unfortunately what the sellers want is more costly marketing and not a price reduction.
